Part II  “Turnkey Dive-IN” or “Major Majestic Flip” FREE

(Part I is a prerequisite) The student may choose either option “Turnkey Dive-IN” requires $20,000 in capital per student, assuming (5) students.

“Major Majestic Flip” requires $50,000 in capital per student assuming (5) students. All student capital will be returned within 30 days of the close of the sale of the rehabbed home).  This is a real flip from purchase to sale. Material learned in Part I will be employed.

Students will be on the MORTGAGE with their respective percentage of ownership. The course will consist of both classroom and field exercises and studies. The graduating student should be fully ready to begin their own rehab and will have on going mentoring from the instructors during their first rehab if they wish.

“Turnkey Dive-IN” will require $100,000 of total capital from no more than (5) students

Less than (5) students will be considered if among them they can raise $100,000.

We will be purchasing, rehabbing and selling a home with maximum expenditures not to exceed $100,000. The project choice is at PLM’s discretion. A typical project may have a major component or two in need of replacement, some updating, painting, carpet, etc.… Our time frame will typically be 90 days start to sale but PLM does not guarantee when any project will be completed.. Students will attend 9 seminars approximately one hour each during the project. They will get Bi-weekly site visits and complete (3) assignments.

Upon completion, students will earn the Perfect Launch Mentoring “Certificate of Completion of Turnkey Dive-IN” and 8 PHP credits.

“Major Majestic Flip” will require $250,000 total capital from no more than (5) students.  Less than (5) students will be considered if among them they can raise $250,000.

The project choice is at PLM’s discretion. A typical project may have all major components replaced, floor plans changed, supports added, rooms added, etc…Our time frame will typically be 180 days start to sale but PLM does not guarantee when any project will be completed. Students will attend 12 seminars approximately one hour each during the project. They will get Bi-weekly site visits and complete (6) assignments.

Upon completion, students will earn the Perfect Launch Mentoring “Certificate of Completion of Major Majestic Flip” and 8 PHP credits.  For Both “Turnkey Dive-IN” and “Major Majestic Flip”.

The classes will show the students how and why the project was picked. Exit strategies and profit projections along with anticipated risks will be discussed. Students will learn how to develop a scope of work, anticipate work flow, determine reasonable time to completion and enforcement techniques.

Pre-marketing, marketing and post marketing of the property will be emphasized.

Students should leave either course with a complete understanding of how to find, complete and sell a rehabbed home.

Any overage will not be the responsibility of the students. The student will get his/her share of the capital back with no interest or profit participation. All profit will be the property of Perfect Launch Mentoring. The students full gain is the knowledge, implementation and contacts made during the project.

Early Capital Withdraw Request

All students should fully understand that the capital they commit to a project can’t be expected to be returned until after the sale of the rehabbed home. However PLM will consider such a request on a case by case basis. A 25% penalty will be charged on all early capital withdraws that are granted.

If at anytime prior to the closing of the sale of the rehabbed property, a student wishes to withdraw their capital, such a request must be made in writing to Perfect Launch

Mentoring. At its sole discretion, Perfect Launch Mentoring may grant an early return of capital but is in no way obligated to do so.
