What is PHP?

Here are just 6 formulas you should know before buying an investment property.

  • Net income (income/expenses) 
  • Cash flow (net income/debt financing payments) 
  • Return on investment (cash flow/investment)
  • Cap rate (net income/property price)
  • Cash-on-cash return (cash flow/investment)
  • Total ROI (total return/investment)

And there are hundreds more that will impact how much money you make on every deal you do. 

Matt Crawford, Owner of  Indianapolis Homes Realty EQUITY FUND DIVISION will spend a full day teaching you how to use these terms in your business.

He will also include a session on how he sets up his properties in an equity fund for tax and profit advantages; and a session on commercial properties investing.

Matt teaches our Passive Investing Sub Group and found out almost a decade ago that Equity Funds can be the way to go for investors.  They also offer a means for investors with less capital to get active. 
You will l
earn about passive investment vehicles that target 20% returns like crowdfunding and RE equity funds where someone else does the work.  

Matt and his team will teach you about the different passive investment vehicles that target 20% returns.     This session is for education purposes only where you will learn how to take minimal funds and combine them with other investors to create wealth.  This is NOT how to get rich quick.  This is a full day of explanations in a way that non-financial people can understand.   

THIS IS NOT A DAY TO SELL YOU INTO A PACKAGE.  This is a day of education and will be full of information that all investors need to know.  

Topics will include: 

The difference between passive and active investing and the returns that can be made?

What are the pitfalls of both?  What are some of the benefits of both?

How do you protect your money?

How do you analyze a fund or project?

What are good returns?  What are excellent returns?

Why are all participants vetted and run through attorneys?

What is the difference between accredited and non-accredited funds and why do I care?

What is a PPM?

These are just a few of the topics covered this day.  You will meet experts and have plenty of time for one on one questions.

PHP credits are awarded.  Investors that meet certain criteria will have an opportunity to invest in an active fund with a 20% preferred return.
